Building & Maintenance Supervisor - Cape Town City Centre

The Building and Maintenance Supervisor is responsible for overseeing the day-to-day operations of the building (including repairs, preventative maintenance, and cleaning), and ensuring that maintenance activities are carried out efficiently. This role involves coordinating maintenance schedules and implementing preventative maintenance programs assisted by the junior building caretaker. The Building and Maintenance Supervisor is also responsible for relevant budget management, ensuring compliance with safety regulations, and liaising with external contractors when necessary. Please note that ONLY candidates currently residing in Cape Town will be considered for this role. RESPONSIBILITIES - Planning and scheduling preventative and corrective maintenance activities. - Supervising and training a team of external maintenance technicians and contractors. - Ensuring compliance with safety codes, regulations, and standards. - Managing budgets and inventory of supplies and tools. - Evaluating and recommending improvements to the building systems and infrastructure. - Communicating with tenants, owners and vendors regarding maintenance issues and requests. - Perform minor fixes such as repairing broken locks, filling gaps on walls etc. - Check control panels and electrical wiring to identify issues. - Install appliances and equipment. - Perform maintenance cleaning activities where needed. - The Building Supervisor will be responsible for applying basic fixes to equipment and building systems and ensure facilities are tidy and functional. - Inspect and troubleshoot equipment and systems (e.g. ventilation) - Check functionality of safety systems (e.g. fire alarm) - Collaborate with workers and other professionals during renovations. - Grocery shopping when required. - Running of errands, dropping off and picking up packages for the business. - All Regular maintenance of the HVAC, Water Supply, Sewerage and Plumbing, fire equipment etc. - Conduct maintenance tasks such as replacing light bulbs, bathroom fixtures, etc. - Monthly Report Back to Management. - Stock Control. - Health & Safety Monthly Inspections. - Emergency Contact/Availability - After hours. - Property Maintenance and Quarterly Inspections. - Oversee complex projects. ESSENTIAL SKILLS AND CRITERIA - A high school diploma or equivalent and preferably a certificate or degree in a relevant field. - At least 4 years' experience in a similar position (building maintenance, repair or construction). - Knowledge of HVAC, plumbing, electrical systems, carpentry and other trades. - Experience using hand and electrical tools. - Ability to read technical manuals and drawings. - Customer service and communication skills. - Very good communication and interpersonal skills (Written and Verbal) - Microsoft Office Knowledge in Word, Excel and Outlook. - Ability to troubleshoot and solve problems. - Budgetary knowledge. - Leadership and organisational skills. - Must possess manual dexterity and physical stamina and be able to work the occasional weekends. - Keen eye for detail - Reliability
