To manage the Asset to ensure Clients optimal return on investment and to ensure that all buildings, grounds and equipment are well maintained and in optimal working condition Roles and Responsibilities 1. Daily Requirements : Attend to day-to-day adhoc tasks and tenant management General contractor and quality management Attending to administration as and when required Daily interaction with the Call centre 2. Weekly Requirements : Site inspections of multi-tenanted properties and assess site in relation to inspection sheet Control MDA monitor jobs Weekly start-up of sprinkler pumps, minimum running time of 15 minutes and visual inspection of the valves Weekly inspection of the Generator Diesel levels Management of Cleaning Consumables and ordering as and when required 3. Reporting : Ensure that the following services are in place: Cleaning Contract, Hygiene Equipment Rental, Pest Control, Waste Removal, Gardens and Landscaping (internal and external), Meter reading services, Security, CCTV and Access Control Maintenance, Air-conditioning Maintenance, Building Management System Maintenance (BMS), Inspection of single tenanted / triple-net buildings Onsite meetings with Key tenants 3.4 Monthly meetings with Key tenants 3.5 Analyse monthly expenses and track operating costs 3.6 Monthly budgeted expense planning (three months in advance) 3.7 Compile monthly Operational Overview to include the following key items: 3.7.1 OHSA items 3.7.2 Projects (currently underway and future projects) 3.7.3 Insurance: Risks and Claims 3.7.4 Security Risks 3.8 Conduct monthly Dolomite inspections of the storm water drainage system as well as identifying any potential leaks 3.9 Monthly Air-conditioning servicing (filters and extraction) 3.10 Ensure that monthly lift and escalator services are carried out by Service Provider 3.11 Ensure that the monthly load testing is done on Generators 3.12 Servicing of access control (CCTV, booms, biometrics) 3.13 Ensuring pest control is carried out on a monthly basis (at least 6 weekly) 4. Quarterly Requirements: 4.1 Ensure that minor services are carried out on Generators 4.2 Quarterly sump pump maintenance 4.3 Quarterly visual inspection of Early Warning System 4.4 Night inspections to be done once quarterly 4.5 Compile a Diesel running time report on Generators 4.6 Obtain Sustainability information (waste recycled and AC Gas usage) 5. Bi-Annual Requirements: 5.1 Facilitate half yearly Occupational Health and safety reviews 5.2 Updating of security site procedures Apply Now
