Main purpose / objective of the position: Develop annual leasing strategies and ensure that renewals are completed within determined timeframes as per client requirements. Liaise and negotiate transactions with current and prospective tenants and ensure that the Company’s interests in respects relating to finance, legal and tenant mix are met. Canvassing of and liaison with potential tenants to establish and maintain good relationships in order to market and let JHI managed vacant space at the best possible terms. Decision making authority: Work independently within a broad framework of existing policies, guidelines and mandates. Act logically and debatably, consider own alternatives in deal-making and provide solutions to prospective tenants’ (client) enquiries and queries. Experience / Education: Grade 12. 3 Years relevant experience in a leasing environment, including a good knowledge of market trends, the complexities of deal making and negotiations, space marketing trends and marketing skills/principles. Staff / team Management experience a recommendation. Valid Fidelity Fund Certificate. Skills required: Prospecting, Canvassing, Financial principles such as accounting, time value of money, etc.; Drivers license, Ability to close deals, Communication, People Management, delegation, excellent communication skills (written and verbal). Knowledge required: Property market trends, Lease terms and principles, Commission rules for Leasing consultants, Common Law principles applicable to leasing, Client requirements, Centre / mall specific business acumen. Monthly and adhoc reporting Pre-billing checks Annual budgeting and monthly forecasting Oversight of all administration - follow full leasing process from negotiation to billing Must be able to communicate across business units i.e. base build, TI payments, utilities etc Must be able to interpret market data i.e. turnover growth vs footcount growth Ability to motivate deals to management and present at leasing forums Ability to deal with tenant queries quickly and effectively Ability to motivate and manage a team Assist credit controller with collection of arrears Financial modelling e.g. diesel recoveries calculation, new refuse calculation etc Competencies required: Communication, Dealmaker (including negotiation, financial and business acumen, impact and influence, assertiveness), Customer relationship building, Resilience, Teamwork and cooperation. Recommended: Innovation, Self confident, Initiative, Drive and productivity. Major drivers of work volume: Vacancy levels, Geographic spread of properties, lease renewal cycles Interface / relationships with: Internal : General Manager, Centre Manager, Leasing assistants, Facilities staff, Finance staff.
