Reference: PE000941-M -1 Our client is seeking an experienced Sales Consultant to join their team. Requirement: 5-10 years' experience selling properties on the Atlantic Seaboard. Experience using Salesforce.com is a huge plus factor In-depth knowledge of Microsoft Excel and investment analysis. Demonstrable knowledge of the real estate market in Cape Town but more specifically the Atlantic Seaboard. Track record of exceeding targets consistently. Network of past buyers and prospects. Responsibilities: Action allocated leads via telephone call first, and thereafter following the Establishment sales cadence, to ensure all incoming leads are actioned and given meticulous attention. Fully be responsible for all data hygiene, in Establishment CRM, pertaining to all open opportunities, client data, development information, buyer profiles, lead sources, etc. Run, manage, and own the database of allocated network prospects in CRM by frequently calling, mailing, and entertaining prospects and customers to stay in contact and keep them engaged in selling future projects to network clients via relationship selling. Meticulously apply the Establishment way of work in terms of sales process and methodology. Apply and adhere to the Establishment administrative process and be responsible for all deal-making administration – this pertains to: Offers to Purchase being signed by clients. Moving deals from conditional to unconditional by way of assisting with finance applications, contracting, internal sign-off approval of OTP, etc. Constantly Following Up: Open deals and move them through the sales stages. Chasing paperwork and signed OTPs. Chasing requirements for transferring properties to new owners. Resales and Portfolio Management: Assisting existing owners with the resales of their properties. Advising on rental yields from development to development. Advising on market conditions as they change. Weighing up capital growth returns vs rental yields over time. Competitor and Development Research / Planning: Assisting in compiling comprehensive competitor information packs. Giving sales input in multiple phases of project planning (pricing/product design).
