Overview: The Senior Project Manager role at Blok entails coordinating, managing, and administering specific projects from inception through construction to post-completion snagging. This pivotal position focuses on project management and acts as the key liaison between various stakeholders, ensuring adherence to timelines, budgets, and quality standards. The role requires meticulous attention to detail, strong decision-making skills, and a commitment to process improvement. Duties: 1. Site Administration: Serve as the primary representative for Blok on-site, coordinating teams and decisions. Administer and distribute weekly site meeting minutes and reports. Ensure adherence to deadlines and commitments. Coordinate key professional meetings and manage contract agreements. Develop and implement site systemization and process improvements. Manage communication with neighboring properties affected by developments. Oversee building snag and post-transfer construction coordination. 2. Time // Programme: Manage construction performance, milestones, and project efficiency. Develop building methodology and strategies. Implement program systemization and process improvements. Contribute to risk analysis and manage key professionals. Provide monthly project reporting and updates to the Blok team. 3. Cost // Budget: Collaborate with quantity surveyors and consultants to develop project budgets. Monitor and analyze design costs and specifications. Provide monthly project reporting on-budget performance. Manage budget risks and contribute to cash flow forecasting. 4. Quality & Snagging: Ensure building design quality and conduct regular site visits. Assist in key design decisions and manage product quality on-site. Represent [Company Name] on-site and coordinate with professionals. Administer snagging systems and coordinate snag rectification. 5. Project Administration: Administer project insurance, permits, and handover documentation. Provide assistance to brokerage and development teams during handover. Ensure timely building occupancy and compliance with regulations. 6. Reporting Requirements: Prepare monthly project reports, snag reports, and weekly task reports. Contribute to shareholder reports and project meetings. 7. Other: Digitize and maintain filing systems. Handle ad-hoc tasks and prepare presentations as required. 8. Remuneration : Negotiable starting salary based on experience, qualifications, and suitability for the role, with an indicated starting point of R40,000 total CTC.
