Upmarket building in Umhlanga requires a Building Manager to manage the security, oversee the maintenance, cleaning and facilities. Must be someone who is very confident with strong people management skills and strong relationship skills, dealing with owners/tennants. Must come from a similar background, have solid building managment experience. Buildings 1. As the security of the building and occupants must not be compromised the 24hour Coverage by sufficient Security must be monitored. 2. Ensure all relevant signage and emergency exits are clearly visible. 3. Ensure times of the Roller shutter doors closure on the parking levels are strictly adhered to (Ignition 24 hours basement). 4. Oversee the maintenance and repairs of Facilities such as electrical, plumbing and HVAS in the common areas. 5. Ensure all fire equipment be serviced every year. (Nov/Dec). The signed Fire register must be available should the fire dept wish to do an inspection. 6. Security cameras must be checked every year (rust -unclear Pictures). Staff 1. Employ all cleaning staff, security staff and handymen. Contracts are to be drawn up (assisted by HR) for each person 2. Leave schedules must be adhered to and signed off by Building Manager. 3. Monitor days off requested for medical reasons. Card or note from Drs to be attached to sick leave form. 4. Manage the cleaning staff, (regular checks are necessary). 5. Managing the security staff. Regular checks on general appearance and personal hygiene. 6. Managing the Handymen. Allocate jobs in the 4 buildings where repairs are needed. Purchase all Paint and any materials needed and deliver to site. There are a lot of interruptions when, toilets won’t flush, or door locks are jammed. Any request for work to be done by Handymen must be approved by BM. 7. Gardener. Assist by advising what must be done, purchase Equipment and seedlings. 8. Purchase uniforms for all staff once budget has been approved. 9. All orders for cleaning equipment and cleaning materials to be purchased by BM. Interaction 1. Regular visits to owners/tenants is a way of checking on any infringements. 2. Manage any contractors on site and provide them with Building Rules 3. Ensure every office has the Body Corporate and Rules 5. Maintain relationships with Municipal departments (works well with Refuse removal and streetlights). 6. Prepare the budget by using historic information for approval by Finance Department. 7. Access Control System. 9. Body Corporate expenditure must be documented and approved by Finance 10. All approved plans for changes to the interiors to be kept in filing system in BC office for future reference. Working hours: 08h00 to 17h00 (lunch interval of one hour) Overtime: Ad hoc call outs after hours and weekends in the event of emergencies Building management experience (responsible for maintenance, facilities, cleaning, security, tenants etc) R25k per month Building management experience (responsible for maintenance, facilities, cleaning, security, tenants etc) Apply Now
