Established Property Management Company is looking for a Commercial Property Manager (between 40 and 50 years old with excellent health) to exercise full control of their Commercial Property Portfolio comprising numerous Commercial Properties Carry out day to day management and operational functions on assigned properties. Responsibilities cover all financial aspects of the properties Handle all services pertaining to repairs and maintenance Negotiate service level Agreements (SLA) with the appropriate service providers (lift services, cleaning, security, airconditioning, electrical transformers, stand in generators etc. Administration Negotiate prepare and enforce terms of Lease Agreements Maintain all statutory building compliance with relevant laws and regulations Financial Prepare and distribute monthly statements (owner & tenant) Minimize rental arrears and coordinate default proceeding Check and approve invoices / City Council accounts Prepare annual budgets Analyze budget variances Marketing Implement marketing initiatives to achieve occupancy goals Advertising and fill vacancies Promote and show properties to prospective tenants Interview qualifying and place tenants Maintain in depth knowledge of market conditions Qualification and experience Understanding of financial accounting principals Working knowledge of budgets and financial statements Working knowledge of contracts and agreements Working knowledge of building maintenance Computer proficiency including MDA/MRI Property Management Software - Only applicants with MDA/MRI Property Management experience will be considered. Key skills and competencies Communicating skills Negotiating skills Customer Service orientation Attention to detail Knowledge in the Retail experience required. Salary commensurate with experience - Between R25 000 to R30 000 per month
