M e m b e r s To interpret, educate and advising HOA members on governing documents, compliance and other related rules and regulations governing the Home Owner's Association (HOA). Initiate and oversee legal proceedings against any transgressor, member, or non-member for wrongdoing against the Association should the Trustees require or approve such legal action; To investigate and resolve complaints from members and residents; To engaging in disputes that may impact residents and owners and to review any proposed changes or improvements by homeowners to their properties to make sure that they comply with Architectural guidelines; Ensure effective control and release of confidential information of members. Financial Management Knowledge Proficiency in budgeting, financial reporting, and accounting principles to manage the community's finances effectively. Understanding common financial documents like income statements, balance sheets, and budgets. The candidate must also have the ability to manage risks relating to financial and other assets. Legal and Regulatory Knowledge: Familiarity with legal processes that impact financial collection controls, property management and community associations and the usual bag of tricks associated in managing a community. Knowledge of homeowner association governing documents and applying the regulations. Strong leader, not a politician or dictator. Technical Proficiency: Familiarity with property management, asset and infrastructure management and a solid technical understanding of township management and dealing with other stakeholders. Basic knowledge of technology and information systems, maintenance, and integration. To continuously investigate critical solutions to enhance the estate security, offerings and relevance. Marketing and Public Relations: Knowledge of effective marketing strategies to attract potential residents or buyers to the community. Although not a big issue, it always helps to have those skills. Leadership and Interpersonal Skills: Ability to lead and manage staff, contractors, and service providers. Strong interpersonal skills to foster positive relationships among residents and community stakeholders. Communication Skills: Excellent verbal and written communication skills are essential for effectively communicating with residents, board members, vendors, and other stakeholders, active listening skills to understand resident's and stakeholder's concerns and address them appropriately. Problem-Solving and Decision-Making: Capable of identifying issues, finding solutions, and making informed decisions that benefit the community. This includes managing finances, and infrastructure, including electrical, water and sewage reticulation networks. Conflict Resolution: Skill in handling conflicts and disputes within the community and facilitating resolution. It also includes finding and dealing with contracts and other service providers and potential conflicts. Organisational and Time Management Skills: Ability to handle multiple tasks, prioritise responsibilities, and meet deadlines effectively. The candidate must assist the Oubaai Board in running a professional, successful, and profitable business. Customer Service Orientation: Dedication to providing exceptional customer service to residents, addressing concerns promptly and professionally. Ethical and Professional Conduct: High ethical standards and professionalism in interactions with residents, staff, and other stakeholders. Adaptability and Flexibility: Willingness to adapt to changing circumstances and handle unexpected challenges during and after working hours. . Education and Experience: A bachelor's degree in a relevant field, such as Business Management, Facilities Management, Public Administration, or a related discipline that you might think can add value. Certifications: Relevant certifications such as Certified Property Manager (CPM), Certified Manager of Community Associations (CMCA) or Professional (PCAM) or any similar designations can enhance credibility.
