A Residential Estate in Midstream, is looking for a Financial Manager in a highly challenging financial environment. The incumbent will be responsible for the effective control and management of the Estate's finances and to exercise judgment in selecting and applying established procedures correctly. Closing date: 9 May 2024 The successful candidate will be responsible (but not limited to): Effective control and management of the Estate's finances Develop and implement strategic financial plans and budgets. Essential capital investments. Monthly capturing of all accounting data, reconciliation of accounts and managing the Accounting System Monthly invoicing Evaluate and approve all expenditure in co-operation with the Residential Estate Manager Submit all returns to SARS and ensure statutory submissions are completed (PAYE, UIF, SDL). Identify and propose cost saving and budget areas where finances can be managed more effectively. Prepare monthly and annual financial reports for Executive Management. Prepare audit file and supporting documentation for use by the external auditors, management and the board of directors. Filing of all financial data Assisting auditors during the interim and year-end audit processes. Calculation, submission and payment of Companies tax. Management of the Home Owners Association insurances Ensure Asset registers are maintained Bi-annual audit and insurance requirement assessments Accurate Financial and Management reporting Co-ordinate and manage inputs for monthly report. Compile accurate Balance sheet and Income statement. Monitor/manage budgets and compare with actual costs. Manage monthly Net Income report and analyse report to determine trends. Correct cash distribution statement, collection statistics, legal reports, liquidations & sequestrations report Process changes on CIPC that is required for statutory obligations (changes to directors, special resolutions, annual return etc.) Responsible to take minutes at Finance Committee, Board meetings and Annual General Meeting. Ensure compliance with relevant legislation including CSOS and communicating key variations to the Board of Directors to ensure future compliance. Governance and internal controls Assist in the development and implementation of financial policies and procedures, strategies, standards, functional plans and practices to enhance financial performance. Protecting information in the hands of the HOA as per the requirements of the POPI Act. Responsible to manage systems such as Pastel, VIP, etc. Facilitate the compilation, additions and amendments to House Rules and lodging thereof with CSOS. Manage debt collection Manage and monitor all outstanding finances according to estate policy. Minimum Requirements Applicable 3 Year degree / diploma in Accounting / Financial Management At least 5 years' applicable experience 5 Years' experience in accounting software (Pastel) Excel advanced (Pivot tables, if function, VLOOKUP, filters, graphs) Sound understanding of property management accounting Advance Payroll & Sage VIP knowledge Good knowledge of the workings of homeowners' associations Key competencies Assertive Planning and organizational skills High degree of accuracy and attention to detail Independent judgement Analytical thinking, problem-solving ability and strategic thinking capabilities Self-motivated and deadline driven Good interpersonal skills Competitive, market related
