Property Portfolio Manager - Cape Town City Centre

Reference: JHB003160-LdS-1 Responsible for managing and overseeing the property portfolio. To ensure it aligns with the Company's investment, business & operating objectives. This role requires travel throughout the country. REQUIREMENTS: Matric Business Management qualification, relevant Bachelor's degree or qualification in property management Minimum 8 years experience in the Property Management environment Retail property experience preferred DUTIES: Property Acquisition: Identifying potential properties for new showroom locations, conducting due diligence, negotiating deals, and managing the sale of properties when necessary. Leasing and Tenant Management: Overseeing the leasing process when required, which includes advertising vacancies, screening tenants, negotiating leases, and handling tenant-related issues such as maintenance requests and dispute resolution. Financial Management: Managing the financial aspects of the properties within the portfolio. This includes budgeting, rent collection, expense management, financial reporting, and ensuring that the portfolio performs according to financial goals. Risk Management: Identifying and mitigating risks associated with the portfolio, such as market fluctuations, property depreciation, and legal issues. This may also involve implementing insurance strategies to protect against potential risks. Work together with our insurance brokers to ensure our insurance on all property is kept up to date and reviewed on a regular basis. Responsible for reporting & handling of insurance claims. Security & cameras: Responsible for security and installing of security measures on all properties. Dealing with security contractors & suppliers in this regard. Regulatory Compliance: Ensuring that all properties within the portfolio comply with relevant regulations & are compliant. (Health & Safety, COC's, Fire regulations etc) Property Maintenance and Operations: Coordinating property maintenance and repairs, ensuring that buildings are well-maintained, and overseeing the work of property staff members or contractors. Market Analysis: Conducting market research to stay informed about local trends, competition, and other factors that may impact the performance of the portfolio. Portfolio Optimization: Developing and implementing strategies to optimize the performance of the portfolio, which may involve relocation of branches, renovating properties, or exploring opening of new showrooms. Project management of new building projects. Overseeing contractors or builders, architect, and any other related parties. Managing project from start to finish. Cost Management. Ensure best practices are followed and sticking to forecasted budget. Review & monitor all costs to ensure maximum profitability & control of Reviewing & monitoring of monthly expenses & keeping record (e.g. rates & taxes, water etc). Overseeing of building department staff members. Management & supervision of buildings team. Assist with prioritizing of workload & ensure all assigned work are done as per required standard. Implement property sustainability strategy: Responsible for all energy saving measures necessary for current & future properties. To assess all properties and make recommendations for operational efficiency through Solar, Inverters, batteries or any other methods. Be knowledgeable on latest trends, technology & new developments on sustainable energy. Implement & manage these processes. R 50000 - R 60000 - Monthly Apply Now
