The suitable candidate will: oversee project planning, scheduling, budgeting, and implementation of projects perform the day to day tasks associated with the smooth operation of all projects manage all aspects of the contractual and financial side of construction projects (including managing the quantity of materials and labour used for the construction) ensure that all projects are completed safely, run on time and within budget serve as a project liaison between Management of Oasis and Contractors /Sub contractors. Determining construction methods, materials and quality standards and preparing preliminary costs Drafting and interpreting specifications, architectural and engineering drawings, plans, construction methods and procedures to estimate total cost Organising and directing site labour and the delivery of construction materials, plant and equipment, and establishing detailed programs for the coordination of site activities Studying architectural and engineering drawings and specifications to estimate total costs, and preparing detailed cost plans and estimates as tools to assist in budgetary control Monitoring changes to designs, assessing effects on cost, and measuring, valuing and negotiating variations to designs Analysing structural systems for both static and dynamic loads Consulting with architects, builders and engineers, financers, developers and owners Preparing materials lists and registers, producing bills of quantities for tendering purposes as well as cost management purposes throughout the project life Advising clients on tenders when received Administering and generating of construction contracts, or order documents, to all stakeholders. Measuring and approving progress payments to necessary parties Monitoring change to design and specification, assessing the effects of change on costs, measuring the effects of change, valuing the change and negotiating the variations to designs and specifications Advising on cost of alterations to existing buildings or structures with regards to various materials and construction methods Advising on alternative contractual procedures and clauses Preparing final cost statements, or final accounts with contractors and subcontractors, including negating statements or accounts Supervising and coordinating the works of building contractors, subcontractors and technicians. Developing specifications and contract documents Arranging interim payment claims Preparing monthly cost report statements for projects and presenting report statements to executive team at monthly project review meetings Generating and approving requisitions Closing off final accounts with both subcontractors as well as client's commercial representatives (PQS) BSc. Quantity Surveying Professional Membership: SACQSP Qualification in Project Management preferred 10 years industry experience in: effectively managing all costs relating to building and construction sites project management contract administration Experience of the tender stage and dealing with procurement issues Comprehensive understanding of statutory building regulations, construction methods and materials Working knowledge of commercial procedures Experience in computerised cost capture & value monitoring systems Experience in minimising project costs, whilst achieving the required standards and quality Experience in project management - from inception to close-out, including the management of claims, commercial negotiations, preferential procurement processes, programme management, budgeting, progress- and cost reporting to stakeholders Budget estimating and cost planning experience, including preparation of cost reports and cost forecasting Post contract contractual claims evaluation and negotiation experience Computer skills: MS Office Suite, MS Project, WinQS Competencies Communication and interpersonal skills Conflict resolution skills Able to convey clear instructions to a wide audience from different cultural and professional backgrounds Analytical and problem-solving skills Commercial awareness and the ability to ensure maximum value add to projects Innovative, practical and able to apply creative solutions to complex problems Negotiation, presentation and report writing skills Relationship building skills Project management skills and the ability to manage multiple projects simultaneously Apply Now
