Team leader to oversee the Property Management teams required. The post holder requires excellent organisational skills, must be flexible, and be able to consistently demonstrate a highly professional approach with exceptional attention to detail, ensuring respective client KPI deadlines are met. As the Team Leader, you will assume responsibility for the overall supervision of internal and external property management and maintenance staff, as well as liaising and communicating with clients to optimize clients' requirements. T here are many components to this role which include, but are not limited to the following: Property Management Oversee Property Management Operations nationally, including working with the Property Management Inspectors, Maintenance staff and Administrator/s Ongoing training and coaching of Property Management staff Develop, implement, and manage comprehensive preventative maintenance on properties Coordinating ongoing professional communications with clients to ensure service requests are responded to in accordance with SLAs Take responsibility for the overall direction, coordination, and management of the properties/sites. Ensure all relevant feedback and authorisations are obtained from Clients as per SLA Play a key leadership role in combining and managing sound property management principles with a commitment to providing supportive services to property and operations managers and staff and collaborates with all relevant team members to assure this connection. In conjunction with property management staff, responsible for assuring excellent efficient management of clients' properties. Manage Maintenance and building repair projects to ensure completions are on time and on budget, in accordance with construction guidelines and standards, and ensure that information is provided to finance for invoicing. Oversees and manage garden and property maintenance staff Compile and Manage Reporting General Participate in formulating and maintaining policies with regard to Property Management Collaborates with Management to ensure fairness and equity in Property Management employees' compensation and adherence to other personnel policies and procedures. Work together with HR with regard to interviewing and hiring prospective staff when vacancies occur. Work together with HR with regards to employee training; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems 3 - 5 years' experience in building operations and property management of residential properties, coupled with at least 3/4 years of supervisory/management experience in a Security Environment. Relevant Tertiary education High level of Computer proficiency and ability, including MS Office, (Excel, Word). Proficiency in specialized programs such as Pastel, Red Rabbit etc would be highly beneficial. Proven ability to direct department activities; lead by example; formulate and execute company-wide goals and objectives and assess achievement. Good knowledge of property management including municipal and local government regulations Excellent verbal and written communication skills and ability to maintain productive, long-term relations with staff, clients, and suppliers. Thorough knowledge of general maintenance procedures and budgeting principles. Proven leadership and mentoring abilities. Leading with respect and consideration of all team members ideas and input. Good organizational skills and ability to work efficiently under pressure to manage multiple tasks and prioritize for completion within set timelines. Confident financial planning and attention to detail to prepare, forecast, review, evaluate and interpret various reports and studies, e.g., monthly progress reports, cost analyses, etc. Ability to define problems, collect data, establish facts, and draw valid conclusions. R 15,000 - R 19,000.00 p/m dependant on qualifications and experience
