Our core principles of Ownership, Integrity, Team Work and Efficiency have cemented us as market leader. General Monitor and respond to any maintenance problems reported at Reception. Report to General Manager the outcome of maintenance repairs and ensure he/she is kept informed of any issues that cannot be resolved. Transport of residents to and from shopping malls weekly, adhering to company policies and ensuring completion of relevant documentation. Collect post at post office weekly. Frequently visit all parts of the Village and observe any possible concerns, irregularities, safety hazards or damages. Ensure these are appropriately addressed. Be responsible, with the input of the Managing Agent and/or a Director, for establishing a repair and renewal program (‘maintenance plan') for the Village Service Centre, communal areas and grounds maintenance. Assist residents with maintenance emergencies where relevant and when possible. Ensure that Conduct Rules are adhered to. Report any misconduct to the General Manager. Ensure that stipulated duties and responsibilities, relevant legislation, organizational procedures and codes of practice are adhered to. Electrical Repair/replace/install bulbs and light fittings and repair faulty plug points on common property (including Service Centre) as and when necessary. Attend to all electrical breakdowns throughout the Village. Ensure that the electrical distribution boards and mini substations are maintained in a safe condition and locked at all times. Ensure that the external security lighting in the Village is fully operational at all times. Repair faulty lights. Check and test generator on a weekly basis to ensure all is in working order and repair if necessary. Ensure regular servicing of the generator by a professional contractor. Plumbing Ensure that the Service Centre plumbing system is operational and that drainage points are kept clear of blockages at all times. Repair leaking taps, cisterns etc. immediately when they are reported. Ensure that the sewer, domestic waste and storm water drainage systems throughout the Village are kept clear of blockages at all times. Assist residents with any plumbing problems in their units if time allows. On a regular basis check on the irrigation system and repair any faults. Lifts Familiarize yourself with the operation of all the lifts in the Village. Report operating faults to the lift maintenance contractor and the General Manager. Monitor the monthly servicing of the lifts by the maintenance contractor. Fire Equipment Familiarize yourself with the positioning of the fire hydrants throughout the Village and the fire hoses and extinguishers in the Service Centre. Check that all fire extinguishers, hydrants and hose reels are serviced in terms of the service contract. Check the pressure gauges on all fire extinguishers on a monthly basis. If in the red zone report to General Manager and follow up servicing or replacement. Building Roofs - Ensure that all flat roofs are swept on a bi-annual basis and ensure that all outlets and down pipes are free of debris. Ensure that pigeon droppings, feathers or eggs are hosed down and cleaned. Continually check all waterproofing on roofs and monitor waterproofing membrane. Any deterioration must be reported to the General Manager. Walls - Carry out periodic checks to all external wall finishes and advise General Manager of any untoward deterioration of finishes and/or cracks. Windows - On a monthly basis check the operation of all opening windows in the Service Centre and take necessary action to ensure smooth operation. Observe common property for any broken or cracked windows and report to General Manager. Unit maintenance Check the Query book regularly during the day to note any matters raised by residents. Take appropriate action to resolve such problems or requests. Following attendance of the complaints or requests, initial the book to confirm that the matter has been attended to satisfactorily. Inventory, Log Books and Asset Register Keep a neat and tidy set of logs of all inspections and mandatory checks. Keep inventories of all tools and equipment. Check inventories on a weekly basis. Monitor the proper usage of all maintenance equipment owned by the Village and ensure the upkeep and maintenance thereof by those who use it. Vehicles Monitor the condition of the Village bus. Ensure it is roadworthy at all times and that the vehicle license is current at all times. Monitor the usage of the vehicle and the fuel consumption. Drive bus with residents on shopping trips as scheduled in the Village Monitor condition of Village golf cart, conduct necessary maintenance. Monitor the condition of the Village golf cart and report any faults to the General Manager. Ensure that the bus and golf cart are cleaned on a weekly basis. Gardens Monitor all lawns and common garden areas on a weekly basis; report any problems to the General Manager. Cleanliness Ensure that a high standard of cleanliness is maintained in all areas of the Village, including roads and pathways. Supervise the external cleaning of all buildings and first story windows. Carry out daily inspections of all areas and gardens and facilitate corrective action where necessary. Ensure that all household refuse is collected timeously and removed by waste collection services. Personnel- where applicable Responsible for the effective allocation of duties and responsibilities of Facilities Assistant(s). Monitor staff attendance through daily completion of the staff register and approve attendance on a weekly basis. Monitor staff holidays and ensure the normal functioning of tasks during these times through allocation or delegation of duties. Ensure that staff has all the necessary equipment to aid them in fulfilling their daily tasks, that it is in good working order and maintained by the staff member responsible. Safety & Security Adhere to the safety regulations in the Village to reduce risks to a minimum. Ensure that contractors entering the Village for repair work adhere to Village rules and regulations. Ensure that staff wears protective clothing suitable to their jobs. Inspect the Village on a continuous basis, identify and properly deal with safety hazards. Check maintenance tools and equipment on a weekly basis and ensure they are maintained in a good condition and are safe for staff to use at all times. Ensure that the electric gates and electric fence are functional at all times. Repair or report faults as and when they occur. Each morning check the perimeter walling to ensure that all is in place and secure. Programming and testing of panic buttons as per quarterly test schedule compiled and monitored by General Manager. Relationships Form and maintain open and constructive relationships with all who have an interest in or statutory duty towards the Village, including Owners, Tenants, Contractors, Managing Agent and Village Staff. Promote the Village to a high standard. Promote good communication in the Village amongst owners, staff, tenants and visitors. Refer any concerns or complaints to the General Manager or resolve constructively. Grade 12 Plumer / Electrician related qualifications will be an advantage NQF4 qualification would be an advantage This position requires a well-experienced person Experienced in staff management Having plumbing and electrical experience will be a plus.
