REQUIREMENTS- Matric, relevant qualification advantageous
- Minimum of 5 years of experience in property management, with a focus on industrial and residential properties
- Ability to read and understand leases, contracts and legal documents
- In-depth knowledge of property law and regulations
- Strong financial acumen and experience with budgeting and financial reporting
- Excellent communication, negotiation, and interpersonal skills
- Proven ability to manage multiple properties and prioritize tasks effectively
- Proficiency in property management software and Microsoft Office Suite
- Ability to work independently and as part of a tea
DUTIES- Complete CIPC submissions for all companies
- Research and gather information required by Directors
- Resolve auditors queries and gather required documents
- Check in and checkout process for all properties
- Get sign offs, deposits, leases and renewals
- Ensure invoicing and collections are made on time
- Manage contractors working on the properties
- Manage maintenance and garden staff
- Manage corporate meetings
- Deal with municipal matters and faults
- Check Ekurhuleni accounts and arrange payments
- Submit and follow up insurance claims
- Arrange materials for maintenance when necessary
- Check incoming payments on bank statements
- Prepare month end creditors payment lists and do all filing
- Maintain a spreadsheet reflecting all maintenance dates and costs per unit
- Initiate regular maintenance and work schedules
- Arrange and carry out regular inspections of units when tenants in place
- Manage weekend and holiday emergency work where necessary
- Be available telephonically to deal with tenant problems and arrange repairs
